The Nine Deady Mistakes Buyers Make When Shopping For A Home!



1.  Not getting Pre-Approved first
 
Pre-qualification is simply guesswork. Until you have met with a lender, had your credit analyzed and given them the required documentation, you are not ready to look for your new home. If you are PRE-APPROVED, you are as good as a cash buyer. This places you in a position of strength when negotiating with the seller. Sellers and their agents know that a pre-approved buyer is serious and has the ability  to close.


2.  Calling REALTORS from house ads or yard signs

Think of it like this: Would you talk to the apposing lawyer in a large legal case by yourself? Most likely, you would not. But consumers make this mistake daily. The agent with the sign in the yard represents the seller and their job and legal responsibility is to get the seller the best possible deal. When you call the listing agent EVERYTHING you say can and will be used against you during the negotiation. It is irrelevant to the listing agent if you can afford the home.  Their job is to sell it to you. In fact, they will most likely have some "special" loan that gets you in the property, even if it is bad for you in the long run.


 Myth #1 "I can save money by calling the listing agent directly3; that way they don´t have to pay my REALTOR." 

 Fact:  The total commission paid was negotiated and put in writing long before the buyers ever arrived. This contract is binding and the buyer CAN NOT negotiate a lower commission paid.



3.  Visiting Open Houses

Simply put, driving around and looking at open houses is a waste of your time. Only a small fraction of homes for sale ever have an "Open House." Typically, the open house is held after the third week on the market. Why? Because a lot of homes sell in the first thirty days. Agents want to make sure they are not going to have a quick sale before they hold their listings open.  So, you are limiting the homes you have access to when you look for opens. Typically, homes held open are the slow sellers. If you are looking to buy a new home, don´t you want the opportunity to see the nicest homes available?



4.  
Not conducting a home inspection with a certified home inspector

A home can look nice but have hidden problems. A certified,  trained home inspector will conduct an  extremely  thorough     inspection of the home.  They are going to check out things such as plumbing, electrical systems, heating and cooling   systems, roofing, structure, windows and more. The time to learn your home needs a new roof is not after you move in! Have the home inspected and don´t let your cousin Freddy who knows a lot about houses... conduct the inspection.  Do your research and hire someone with the proper credentials.  We recommend ASHI, NACHI or NAHI certifications.



5. 
  Not buying a home protection plan

A home protection plan is like a warranty on your home. It covers most major systems in your new home. It is important to note that once you sign the settlement papers, the home is yours3; along with the responsibility if something breaks.  A home protection plan is very affordable and will most likely pay for itself with the first service call. Your buyer´s agent may even be able to get the seller to buy the warranty for you! There are several different companies and plans that offer home warranties.



6.  Visiting the home only once before making an offer

Once you think you have found the perfect home, you really need to step back, breath and ask yourself one question.  "Do I know all I need to know about this home, location and neighborhood?"  Most home tours take place on the weekends between the hours of 11:00 to 4:00.  The neighborhood could seem perfect on Saturday afternoon but very different on Friday Night.  Likewise, that quite little street could be a commuter short-cut on Monday morning or that quiet field could have plans of being developed into a strip-mall. Visit the home several times. Get up an hour early before you have to go to work and go by the home or take off early from work and see how the community is after school. If you are concerned about potential development, your   REALOTR should be able to direct you to the proper government agency.


7.  Continuing to "shop" even when you have found the perfect home

Many buyer´s believe they need to look at dozens or even hundreds of homes before they make an offer. This could be a huge mistake! "I really like this home, but I think I need to see more," some buyers will say.  If you find the right home, make a move fast before someone else does. It is a pretty safe bet that if you like it and think it is great, so will someone else. Often a buyer will continue to shop.  Looking at homes for a week or two or longer, then they go back to the home they loved only to find that someone else has already purchased it. If you have an excellent REALTOR, they can help you with a contract that gives you a few days to change your mind. It is a safe bet that the agent that represents the seller will NEVER tell you about this option.



8. 
Not Hiring a Buyer´s Agent

A buyer´s agent can save you time and money in your home search.  Buyers' agents are agents who are experienced in and often times specialize in working on behalf of buyers in a real estate transaction.  The best part is that most buyer´s agents will not charge you anything.  Remember the commission discussed in mistake # 2?  A portion of that pre-negotiated commission is offered to buyer´s agents. So, you get an agent that fully represents you in all negotiations and it cost you nothing.  In fact, statistics show that you are more likely to get the best possible deal on your new home if you are working with a buyer´s agent.

Myth #2 Agents can only show me homes listed by his/her company. 

Fact: Your buyer´s agent can show you any home listed in the MLS, regardless of the listing company.


9.   Hiring a buyer´s agent that gets paid bonuses to sell inner-company listings

Almost any agent can act as a buyer´s agent,  but not all agents are specialist in buyer´s agency. In fact, the area´s largest real estate company frequently participates in sales practices that are inherently a conflict of interest. If you´re your agent works for a company that pays higher commissions or bonuses when that agent sells homes listed by his/her company, then your agent is not being "true" to the spirit of buyer´s agency.  Your agent should only be concerned with helping you find the best home, not the bonus they can get if the sell their companies listings. Before you hire a buyer´s agent, ask them if they get paid bonuses or higher commissions when they sell their own companies listings.  If they do3;. Find another agent!



 

The RIGHT buyer´s agent will:

· Evaluate your needs and wants and help you locate properties that fit those specifications

· Assist you in determining the amount that you can really afford then show properties in that price range

· Research selected properties to identify any problems or issues. This will ensure you make the most informed decision possible prior to writing your offer

· Advise you on structuring your offer to purchase the selected property and negotiate on your behalf to help obtain the identified property ? keeping your best interests in mind

· Provide a comprehensive market evaluation on properties so you will know the fair market value of a home BEFORE you make an offer.                                                                                                                                                                               



Most importantly, they will fully-represent you, the buyer, throughout the entire real estate transaction

The biggest mistake you could make is to ignore this information.
