Fact: The total commission paid was negotiated and put in writing long before the buyers ever arrived. This contract is binding and the buyer CAN NOT negotiate a lower commission paid. Simply put, driving around and looking at open houses is a waste of your time. Only a small fraction of homes for sale ever have an "Open House." Typically, the open house is held after the third week on the market. Why? Because a lot of homes sell in the first thirty days. Agents want to make sure they are not going to have a quick sale before they hold their listings open. So, you are limiting the homes you have access to when you look for opens. Typically, homes held open are the slow sellers. If you are looking to buy a new home, don´t you want the opportunity to see the nicest homes available? 4. Not conducting a home inspection with a certified home inspector A home can look nice but have hidden problems. A certified, trained home inspector will conduct an extremely thorough inspection of the home. They are going to check out things such as plumbing, electrical systems, heating and cooling systems, roofing, structure, windows and more. The time to learn your home needs a new roof is not after you move in! Have the home inspected and don´t let your cousin Freddy who knows a lot about houses... conduct the inspection. Do your research and hire someone with the proper credentials. We recommend ASHI, NACHI or NAHI certifications.
A home protection plan is like a warranty on your home. It covers most major systems in your new home. It is important to note that once you sign the settlement papers, the home is yours3; along with the responsibility if something breaks. A home protection plan is very affordable and will most likely pay for itself with the first service call. Your buyer´s agent may even be able to get the seller to buy the warranty for you! There are several different companies and plans that offer home warranties.
Once you think you have found the perfect home, you really need to step back, breath and ask yourself one question. "Do I know all I need to know about this home, location and neighborhood?" Most home tours take place on the weekends between the hours of 11:00 to 4:00. The neighborhood could seem perfect on Saturday afternoon but very different on Friday Night. Likewise, that quite little street could be a commuter short-cut on Monday morning or that quiet field could have plans of being developed into a strip-mall. Visit the home several times. Get up an hour early before you have to go to work and go by the home or take off early from work and see how the community is after school. If you are concerned about potential development, your REALOTR should be able to direct you to the proper government agency. 7. Continuing to "shop" even when you have found the perfect home Myth #2 Agents can only show me homes listed by his/her company. Fact: Your buyer´s agent can show you any home listed in the MLS, regardless of the listing company.

Hiring a buyer´s agent that gets paid bonuses to sell inner-company listings The RIGHT buyer´s agent will: · Evaluate your needs and wants and help you locate properties that fit those specifications · Assist you in determining the amount that you can really afford then show properties in that price range · Research selected properties to identify any problems or issues.
