I wanted to take a few minutes and tell you how fortunate we feel to have a Realtor like you. I have 4 other friends who are in the process of closing on their homes. They are coming in with horror stories and their agents sound completely awful. I mean truly, their stories made me keep thinking how lucky we are! I think they wait for me to tell my horror stories but I have to go into details about how much you have done for us and how smooth our processes have been both times... not one glitch came up (or if it did, you handled it for us so it was basically stress free.) I made sure to give them your information for the next time!!! You are unique in this day and age and we really appreciate how good you are! It is also nice to see you have not changed or sacrificed your work ethics, thoughtfulness as an individual, etc. as the market has gotten so competitive and down right brutal! We really appreciate it! You also have wonderful staff working for you, AND not to mention all the people you refer us to (accountants, movers, mortgage companies) etc. have all been magnificent also! As sellers, we were thrilled to receive 13 offers on our home, all within 5 days of putting it on the market. One offer stood out because it was a whopping $100,000 over our asking price. To say we were eager accept is an understatement. Fortunately for us, Dave patiently reined us in and explained how it was really a "bogus" offer, and that accepting it would eventually result in a lost sale because the house would never appraise for the inflated amount. Even worse, by the time it all played out, the other 12 offers would be long gone and we would end up starting over and wasting months of our valuable time. With Dave´s guidance, we accepted a genuine offer, still with a nice, fat escalation clause and sold our home for the highest price ever paid in our neighborhood. Our closing went off on schedule, without a hitch, making it possible for us to avoid getting an expensive "bridge" loan. Dave did everything we hired him to do and so much more. As buyers, we were overjoyed that the seller accepted our first offer, without any escalation clause, even though there were other offers. Dave Nichols made it happen because he skillfully made our case to the sellers´ agent, explaining how our offer was really superior, and that the other offers were not as attractive as they appeared because of contingencies and other factors. We bought and sold in an insane real estate market. Dave Nichols deftly navigated us through complicated situations and truly exceeded all of our expectations. Knowledge and experience do pay off. I recently bought a new home with the assistance of one of your agents ? Mr. B.J. Ersery in the Overland Park office located at 91st and Metcalf.
